When Do You Need a Rent Receipt in the UK?

Self Assessment Tax Returns

Landlords must declare rental income on their annual Self Assessment tax return. Rent receipts serve as documentary evidence of income received, helping to ensure your tax return is accurate and defensible in the event of an HMRC enquiry.

Making Tax Digital (MTD)

From April 2026, landlords and sole traders with total income above £50,000 must use Making Tax Digital for Income Tax (MTD ITSA), submitting quarterly updates to HMRC. Digital rent records, including rent receipts, will form part of the required record-keeping. The threshold drops to £30,000 from April 2027.

Housing Benefit Claims

Tenants claiming Housing Benefit or the housing element of Universal Credit may be asked to provide evidence of rent payments. A rent receipt from your landlord is one of the most straightforward ways to demonstrate your rental obligations.

Proof of Address
