Guides for this document
A UK rent receipt is a written acknowledgement of rent paid — used by landlords as documentary evidence on the property-income section of a Self Assessment return, and by tenants for housing benefit claims and proof of address. HMRC requires landlords to keep rent records for at least 5 years after the 31 January Self Assessment deadline.
Generated in your browser. The date, rent amount, period, and the audit-ready record HMRC expects landlords to keep — up to 12 months batched in one PDF. Nothing reaches our servers. A missing receipt is the documentary gap that turns a property-income enquiry into an assessment.

When Do You Need a Rent Receipt in the UK?
Self Assessment Tax Returns
Landlords must declare rental income on their annual Self Assessment tax return. Rent receipts serve as documentary evidence of income received, helping to ensure your tax return is accurate and defensible in the event of an HMRC enquiry.
Making Tax Digital (MTD)
From April 2026, landlords and sole traders with total income above £50,000 must use Making Tax Digital for Income Tax (MTD ITSA), submitting quarterly updates to HMRC. Digital rent records, including rent receipts, will form part of the required record-keeping. The threshold drops to £30,000 from April 2027.
Housing Benefit Claims
Tenants claiming Housing Benefit or the housing element of Universal Credit may be asked to provide evidence of rent payments. A rent receipt from your landlord is one of the most straightforward ways to demonstrate your rental obligations.
Proof of Address
Banks, building societies, and government agencies frequently require proof of address. A recent rent receipt that shows your name and current address can fulfil this requirement alongside a utility bill or bank statement.

When the VAT reverse charge applies to construction, per Notice 735 →
The VAT domestic reverse charge applies to a construction supply only when five tests all pass: the services are within the CIS, both parties are VAT-registered, both are CIS-registered, the supply is standard- or reduced-rated, and the customer is not an end user or intermediary. A single "no" takes the supply out, and the supplier charges VAT as normal.
Export-only commercial invoice fields a VAT invoice does not carry →
A commercial invoice for goods leaving the UK adds fields a domestic VAT invoice never needs: an exporter and importer EORI, the country of origin, an Incoterms 2020 rule with a named place, and a per-line HS commodity code. The preferential India-UK CETA tariff, though, is claimed on a separate origin declaration, not on the invoice.

First-timer questions
Does HMRC require a specific format?
No fixed template. They want a record that ties amount to period to landlord — this PDF provides that.
Can my landlord sign this?
Yes — the optional signature line + Falcon Verified QR lets a landlord attest receipt. Their signature stays on the PDF only; we never see it.
Is a rent receipt enough proof for the Rent-a-Room scheme?
It is one piece. Pair it with the rent-a-room declaration and our Rent-a-Room Relief guide.
I paid in cash — does that change anything?
No. The receipt records the transaction. The payment method is yours and the landlord's to remember.
